The signed Homeowner Perk Program Agreement will be filed in the county where the property is located via memorandum. It will serve as public notice of the homeowner’s obligations under the HPP agreement.*

40 years is actually a commitment from us to you - as well as vice versa. You can expect to have the advice/consultation of a professional for all your real estate needs. This is a long-term, mutually beneficial relationship. Moreover, if ever you decide to sell, the Listing Agreement lasts just six months. In that time is when we will list your home and have 6 months in which to earn our commission; if and when we list - there is never any obligation for a homeowner to sell during the commitment term.

We feel that 6 months is enough time to sell a home that is appropriately priced and marketed. We will remain in contact on how best to position the home for a successful sale. If after that time the home is not yet under contract, you will have 90 days to get the home sold on your own (at the same terms). Nonetheless, we will make getting your home sold for the most money possible a top priority.
This program is a form of marketing. Instead of investing all our marketing dollars into advertising, we will give it directly to homeowners in exchange for a mutually beneficial partnership.
The agreement would still remain with the home for its entire term. Furthermore, you will have peace of mind now, knowing that the brokerage you have entrusted to serve your real estate needs, will be a resource to advise on how best to manage this important part of your legacy after you have passed on.
We give a 3 day Right to Rescind period. During this time, we will terminate the agreement for you and there will be no further obligations. After the 3 day Right to Rescind period, the agreement is binding and will only terminate: after the 40 year term expires; the home is sold with Address Found; or after a termination fee is paid - equal to the 3% commission that would have been earned from the home's sale.
